SHORT SALE TRANSACTION CHECKLIST
(Complete Package)

  • Authorization to release information (Filled out and signed by Homeowner)
  • Short Sale Negotiation Agreement
  • A Copy of NOTICE OF DEFAULT (if applicable would have arrived via certified mail to homeowner)
  • Any and all letters / notices received from lender(s) pertaining to delinquency (if applicable - homeowner)
  • Bank Statements (Most recent 2 months front and back of all accounts - homeowner)
  • Paystubs (1 month) -If Self-Employed most recent 3 month signed Income Statement (Homeowner)
  • Termination letter, Social Security / Retirement / Disability Award Letter (if applicable - homeowner)
  • Tax Returns (last 2 years). If unable to obtain please contact your CPA or The IRS (homeowner)
  • Financial/Budget Worksheet (Filled out by homeowner with help of agent)
  • Hardship Letter (Handwritten by homeowner)
  • Current mortgage statement(s) (Homeowner)
  • BPO / Property Value worksheet w/ 2-3 solid COMPS including photos (Agent)
  • Purchase agreement  (buyer / buyer's agent)
  • Repair Sheet (If not by an inspection that is performed by buyer, list to be disclosed by homeowner)
  • Submission form (Agent)
  • Residential Listing Agreement (Agent, signed by Homeowner)
  • Listing ticket from the MLS if not using SEL winform (Agent)
  • New HUD1 / Closing Statement from escrow officer (Agent)
  • Termite Inspection (Agent)
